What are the most common mistakes investors make in real estate deal?

First, they buy based on appreciation.

No where in my formula do I account for appreciation. Appreciation is a bonus.

Another common mistake is buying on emotion. Don't picture yourself living in the home, it's an investment property.

Third oversight: investors do not think about their exit strategies before making offers. You must always as an investor analyze the property, keeping in mind your exit strategy.

Lastly, not focusing on the figures. What every investor should do to offset this issue is crunching the numbers, a crucial part of making a smart investment and saving you a lot of time. Is it going to be a rental, is it going to be a resale?
